What an EICR actually covers
An Electrical Installation Condition Report (EICR) is a formal inspection and test of the fixed electrical installation in a property — the consumer unit, wiring, sockets and earthing — carried out by a qualified electrician against the UK wiring standard, BS 7671. It isn't a quote or an estimate: it's a certified pass/fail report, with any issues coded by severity (C1, C2, C3 or FI) so you know exactly what, if anything, needs fixing.
Typical cost ranges
Published UK cost guides put a standard flat or small property from around £100, with houses more commonly landing at £250 and up, depending on the number of circuits, the age of the installation and how accessible the wiring is. Larger, older, or more complex properties — bigger houses, HMOs, commercial units — cost more simply because there's more to test.

What changes the price
Three things drive the cost more than anything else: the number of circuits on the consumer unit, how many sockets, switches and fittings need testing, and how easy the installation is to access (a cluttered loft or boxed-in wiring takes longer than a clear, modern layout). Older properties with historic wiring, or any past DIY work, can also take longer to test properly and to report on accurately.
How long an inspection takes
A small flat is typically a couple of hours; an average family home is usually a half-day job; larger or older properties can take a full day. You don't need to move out — power is only interrupted briefly, circuit by circuit, during testing.
